Today, we’re going in-depth on the latest vacation rental cleaning costs in 2020. First, we’ll discuss the national average cost for cleaning a short-term rental with three bedrooms. Next, we’ll overview the most expensive and least expensive states for vacation rental cleaning. Lastly, we’ll explore the historical changes in price as the year has progressed. No matter where you stand in the short-term rental industry, staying up-to-date on the latest data in pricing is a crucial element to running a successful business. Let’s get started.

Q3 2020 Infographic

The following infographic was curated using data from thousands of projects completed through Turno’s vacation rental cleaning marketplace. The map is colored based off of the cleaning cost ranges throughout the nation. The states with a dark shade of green represent more expensive states while the lighter green states indicate a lower average cost of cleaning.

National Average Cost

Underneath the map is the national average cleaning costs for different properties (one-bedroom, two-bedrooms, and three-bedrooms). For the sake of this article, we are going to focus strictly on the 3 bedroom properties. As shown on the infographic, the national average cost of cleaning for a 3 bedroom property is $97.46. This number has seen a relatively dramatic increase from the second quarter of the year. In fact, the cost of cleaning a three-bedroom property has risen by six whole percentage points. There is not one single factor that influences the cost of cleaning. However, some changes in price can stem from macroeconomic influences like inflation or change in demand.

Top & Bottom 3 States

Moving on, we’re going to look at the states with the highest and lowest cost of vacation rental cleaning. The states with the highest cost of cleaning typically have a higher cost of living than other states. Furthermore, the high-cost states often see a higher demand for travel and tourism. For this quarter, these states are:

  1. 1. Washington – $149.53
  2. 2. California – $137.30
  3. 3. Arkansas – $127.94

If you live in one of these states, these numbers may be a surprise to you. As an Airbnb cleaning service, you may be happy to see that your state ranks as the highest cost. However, as a host, you may be disappointed to find that you’re paying more than the rest of the country. Either way, remaining informed of the cost can help you make sound business maneuvers. Here are the states with the lowest cost of Airbnb cleaning:

  1. 1. New Mexico – $56.94
  2. 2. Minnesota – $68.10
  3. 3. Indiana – $71.35

Historical Average

The line graph on the bottom of the infographic represents the historical average for the cost of cleaning from the second quarter until now. The line that we’re focusing on today is the turquoise line at the top. This line represents the cost of cleaning a 3-bedroom property which peaked in April and reached a low point in May. Beyond those two minimums and maximum values, the historical average has remained relatively stagnant throughout the year. Keep an eye on the fluctuations in cost to ensure that your vacation rental cleaning service is running at maximum cost-efficiency.

Conclusion

To conclude, we have determined that the average cost of cleaning a three-bedroom property in the United States is $97.46. The states with the highest cost of cleaning a property of this size are Washington, California, and Arkansas. The lowest-cost states are Indiana, Minnesota, and New Mexico. Finally, we’ve determined that the historical average of Airbnb cleaning has remained relatively stagnant, with a peak in April of 2020.
